Ltd. (B.V.) setting

If you are considering to buy a real property in order to do business (e.g. renting or developper projects) we recommend you to set an Ltd. (B.V.) for these purposes. This will enable you to prosper better from the possibilities of the Czech corporate environment. We will also ensure all necessary steps to set such a company.

To set this company and to become its agent, it is necessary to ensure the criminal record abbreviature with the Apostille stamp from the court and it has to be sent only to your domicile address.  We will ensure all the other related services.

In case that you want to use the property for your own disposal, it is better to buy it on your name on the basis of the residence permission, which we will help you to obtain.

Residence permission request

For the residence in the Czech Republic longer than 3 months in all or for the real estate purchasing on your own name, you need a residence permission. For this permission you need the official address (eventually you can use the address of the real estate that you want to buy) and the document from the health insurance company from Netherlands. Contract of purchase/ occupational lease elaboration

With the reagard that making the contracts of purchase can be done in many different ways and in many cases they are the real estate agents themselves who make the contracts, we recommend to our clients to draw up the contract at a notary or a lawyer. By this our clients will prevent different inconsistencies in the contract. Simultaneously it is safer to deposit the purchasing amount of money at a notary or a lawyer.

Conveyance of real estate from Ltd. onto your own name

In the past it was necessary to buy a real estate through an Ltd. in the Czech Republic. Since 2004 you can become the owner of a real estate as an individual. We will grant an individual access and eventually we will arrange the conveyance of a real property. 

Documents translation

All official documents necessary for setting an Ltd.(e.g.  criminal record abbreviation) or for the request for residence permission (document from the health insurance company from Netherlands) have to be translated by the official translator. In case of real property purchasing or renting in the Czech Republic we recommend to let the Czech contracts translated into your native language before you sign them!  Our services include this translation for a low price!
